Commercial Loan Cash out

I have 2 commercial buildings that I paid cash for. The value is around 350-450k depending on how greedy I get. They are currently leased for 4000/mo. The leases are 2 months and just signed as far as age. Both buildings are in great shape and I just did roof repairs and painting. I'm looking at pulling out 200-250k on the buildings to parlay into the next projects. The issue is I'm self employed and everything is written off, my credit ranges from 750-790 depending on the credit card miles game. I'm not sure how to proceed in securing funds or do I just keep saving to buy the next property? Thanks in advance!!
