Residential mortgage for a property with two buildings?

Hello All,

Just looking for clarification. If you have a property with two buildings on it and one is a single family and one is a three family, does it still only count as four units and thus qualify for a residential  mortgage? I was thinking that since it is four units then it qualifies as residential, but I didn't know if there were other rules that would be disqualify the property because of the two separate houses.
