Terms for portfolio loans

Hello,

For those of you that are over the FM/FM limit of 10 financed properties (I think that's the limit now), what lender terms are you generally seeing out there?

For example I just did a few deals with the following:

1.) 7.25% APR fixed for 30 years (w/3 points)

2.) 6.0% APR, 5 year arm, (with a 1% max increase cap every 5 years), 25 year amortized and 1% origination fee.

Are these terms bad, average, good, great based off what you all are seeing? Again, looking for feedback from folks who are not using conventional loans. Thanks!

My loan sizes are generally $50-$70K. My credit score is 760-780 on average.
