Advise on sourcing Private Equity Lenders

Hi all

Want to get a little advise on sourcing private equity lenders.  I have predominately purchased all my properties for cash, being a "foreign investor" to the US, this was the easiest way.

I have had a number of lenders contact me recently offering lending at relatively reasonable rates.  Being a little skeptical, i wonder what the risk here is?

Its hard to find any background on a number of these lenders and determine if they are genuine or not, but further, whats the risk to me as an investor if I put in loan applications with these guys?

For instance, has anyone heard of, or used a company called Ayman Tamer Investments?  And if I apply and give my details, whats the risk on me?  Identity fraud?

HI Lindsay

If the lender doesn't require any upfront fees then that would personally give me a higher confidence level they're are legitimate.  I would also make sure that all my funds went to a title company and the title company was the one responsible for disbursements of funds at closing.  

On a separate note, I would recommend you connecting with a JV partner who sole responsibility is to bring leverage to your transactions. Give them a piece of the transactions for being the sponsor and take your cash and spread it over more deals. You can negotiate a preferred return into the deals you do with the sponsor and you should benefit tremendously. If you need a copy of an operating agreement or any have any additional questions, please feel free and ask.
