Mortgage option "primary" vs "investment"

I am finally making offers on my first investment properties! Currently in the market for duplexes and single-family homes. But my question is: how can I bring my mortgage interest rate down? Right now I am being offered 4.5%, which is the best in FL for investment properties. Is there any way I could get it down to the residential interest rate of around 3.8%? This is my first property on top of being my first investment property. Thanks.
