looking to cash out refi my duplex- Quicken loans

I am looking to cash out refinance my duplex. I live in one unit and Airbnb the second unit. anyone have experience with quicken loans? 

this is what they gave me for numbers. this would be owner occupied and credit over 800. 

I thought owner occupied was in the 3s% already. not sure why I need to buy points to get it in the 3s....thoughts?

    You don't need to buy points but Rocket/Quicken always adds them unless you request otherwise. In addition to the points, they will also charge you a percentage of the borrowed amount as an administrative fee. Recently shopped lenders and they are the highest priced Lender of all the ones I contacted locally and online.
