Private money lender needed

Hello! Trying to find a private money lender to purchase my first rental property. 168k is asking price. I plan on doing all of the work myself. Any help is much appreciated!

@Luke Kleck  Are you allowed to do all the work yourself?   Here in VT standard code items like plumbing and electric have to be done by licensed contractors.  

Also how much of your own money are you putting into the deal?  Typically you'll see more responses if you lay out those details.
