Pay off mortgage to increase cash flow

I have a duplex that is cash flowing. I owe 80,000 on said duplex. I would like to fund my first brrrr deal. Duplex is worth between 160-180k.I was thinking about paying off duplex to increase cash flow and then taking out heloc to still have access to funds. Any thoughts or advise ?
