Anyone get any rate quotes for a 30 year conventional on an investment property in the past few days? Are they still ridiculously high? Thanks!!

Market Value- $500k Current rent= $3150 total Current loan Balance/type: $328k on an FHA @ 3.375% + .85% PMI I’m trying to get south of 4% on this refi to make it make sense. @Jason Hawrylo I don't know anything about your credit, income, etc. but if you are using Fannie/Freddie money then it is possible to get a rate below 4% on an investment property right now. And even if it's not below that, it would certainly be worth refinancing to get out of that PMI. Just a thought.

I just spoke with my lender and they want 25% down at a 5% rate, 30 year for a fourplex in AZ. I'm shopping right now for better terms.

Did any of you happen get the rate for a property held in the LLC? I wonder how would that change. I am thinking to do cash out refinance on my quad.
