Need cash out refi on Ohio SFH - 4 unit Portfolio

Are there any lenders still doing these and can give me ballpark quote without yanking my chain?

Have already tried corevest, lima one, few others.

min value on each property = 50k
loan size 1m+

I do plan to hold forever, but i do need to cash out as most are free and clear so I have a lot of capital tied up, enough to double my current portfolio size. I was in the beginning stages of a refi before March and the lender took forever. Then the capital market dried up.
