What is the best way to get 30 year low interest funding?

I'm new to real estate investing. I own my personal house, and and considering buying a second if I can find a good one. I plan to move into the second one while I rehab it. Do I need an investment loan if I live in it for a few years? If so, what type of financing will offer me 30 year low interest? I'm in the western slope of Colorado.
