Refinance:Will lenders perceive this as a good D2I?

Hello,

I am shopping around for a refinance.I own a duplex, I live in one unit and rent the other unit. Fortunately there are additional rooms in my unit that I rent for roommates and this adds up for nice additional cash flow. I am shopping around to refinance and I would like to present this as a good debt to income ratio,

what are somethings I can do to make a case for strong D2I since some of my roommates pay in cash.Appreciate your inputs.
