I am interested to hear from other fellow members what has been the lowest interest rate so far on a 30 yr conv mortgage on a primary home ( with or without points or cash out) .Appreciate your inputs

Hi Peter,

The lowest I have done so far on a 30 year fixed rate conventional primary residence is 2.625%, although they could have paid points to get to 2.5%.

I have a client that's closing on a refi today for 1.99%!!! The "Depot" -- although it took 3 months for some reason.

You can be in the high 2s. Just don't overpay for an interest rate though... Especially if your loan amount is above $250,000+. Why would you pay 2+ points? That's cost siphoned straight from your equity (on refis on purchases would be additional cash to close).
