Renting my home out, want to invest in another property

I live in Bluffton South Carolina and work in property management. I also manage a house in Savannah,GA and the owner want to sell me the house I’m managing. I would make approx $320 coc if I purchase this house. It already has tenants in it and makes a profit. Also, I am in the process of doing some upgrades on my home and plan to rent it out in Bluffton and will make a good profit on it. I am planning to buy or house hack in Georgia. This is where my question comes in. What is the best way to finance the rental property that I want to purchase when I don’t have a lot to put down? I know that was long winded but hopefully y’all can give me some good feedback. I’ll explain more if there are questions to my question
