Anyone ever use InvestorPropertyLender.com?

I'm looking to do my first refinance on a property that I've owned for about 15 years to start the BRRRR process. The property is rented at $1,450 per month and valued at 224k. This site claims to loan 80% LTV. The property was just renovated and in excellent condition. Any advice would be awesome...

I have not heard of them. I went to their website, and looked up their license on the gov't website for that.

I'm generally wary of companies doing business as 50 different trade names.
