Current Rates for 15 Year Mortgage Conventional VS. Rental

Hello,

We have contacted two local banks and their rates for15 yr. rental property loans (1-4 units) are around 5.75%.  Their rates for 15 yr. conventional loans are 2.65-3%

Obvisously we would prefer tthe lower rate.  Are there banks offering lower rates for rental property?  Is there a way we can get the conventional rates?
