refi before seasoning period

Hi, are there any lenders that do refinance within 6 months seasoning period while using full ARV for appraisal? TIA

We like to see something reasonable, say 4 months. Our/most lenders guidelines really are not the issue. Appraisers generally speaking have a hard time giving ARVs to match market so soon. 

The appraisal wouldn't really dictate the entirety of the loan amount either (highest leverage) Do we have a lease that provides a large enough debt service ratio? If we do, then usually the full ARV can be met.

Many moving parts in a quick refi.
