Financing that first Deal

I have located and spoke to a Lender in reference to a Multi-unit I am interested in purchasing. I must have 25% (of which can be returned at close) all other requirements are very doable.

The monies must be liquid...is there private lenders that could JV on project? how do I find them? ..I don't think I can use transactional to make this deal work.

There is a great deal of info on this site as well as seasoned RE investors I trying to be creative and take advantage of deals
