Asking people you know to be Private Lenders

Hello everyone, I would like to send out email or letters to folks that I know explaining what I do (fix and flips) and asking them if they or anyone that they know would be interested in private lending. For those BP'ers that have had success using private money, would you mind sharing a sample email/letter that you have used that worked for you?

I have secured quite a bit of private money, it is building relationships and talking to people you know that are your most likely candidates. Actually I have found that after you get the first few, the rest tend to come from referrals.

I have done mailings to a target list of about 100 people I knew were in a position to lend, very professionally done piece, not a response from a single one.

When my attorney found out about it, he was none too happy. I did the mailer before I was aware that advertising for money is probably the single highest risk thing you can do to get yourself into trouble with the SEC .
