Atlanta Newbie: Seller Financing, Subject to... Advice?

Hello,

I'm a newbie in Atlanta looking to buy my first property this year. I'll need to go with seller financing or subject to (I freelance and don't have a w2 job so getting a loan is unlikely). 

Ideally, I'd like a 3/2 SFH or a MFH. I can live in one of the units/bedrooms and rent out the others.

Currently living in Doraville and like the area. Also open to Sandy Springs (I work in the area) and maybe the more up and coming areas west of downtown.

Any advice on how to find a seller finance or subject to deal is much appreciated.
