Trouble Looking for Off-market Deals

Hello Everyone, 

My wife and I have been looking for off-market deals for creative financing for months now with no luck.

I'm currently using Propstream, Craigslist and driving for dollars looking for such deals but haven't had a single call back.

We want to do a house-hack.

Any advice would be much appreciated.

Are you also open to on market deals? You could submit a seller financed deal on market. I did that and it worked well. I looked up the seller on the county's tax website, reached out to her on Facebook explaining I was interested but only if she'd consider seller financing, she said yes, so I went to view the property. She met me there even though her and my agent were both there, we hit it off. She accepted my offer over cash offers. 

As for your off-market strategy, how are you reaching out to folks? Calling them, sending letters, etc? I would say a hand written letter usually works best in getting calls.
