Best way to finance multiple buy-and-hold single family homes

I've only used conventional financing for small multifamily. Looking to buy single family homes in higher volume, price range around 60-80K, but this isn't feasible conventional due to closing costs and QM's. What types of financing options would you recommend exploring?
