Wrap-around mortgage help needed

As part of a 1031 exchange, I am buying a property in Florida. The seller is offering owner financing (a wrap loan subject to their existing conventional loan). Their loan has impounds for insurance and property taxes. The property is currently held in a trust with the grantor's LLC as beneficiary. Looking for someone to consult on how to skin this cat, and ideally handle the nuts and bolts. Possibly a Florida real estate attorney or specialized title company like Wally Tingley in Texas... Any and all suggestions are appreciated.
