My First SUBJECT TO Deal HELP!

Hello BP community!

I am a local Miami real estate agent and I have a triplex listing that my client the seller is willing and open to doing a subject to. There is a member @Ramez Haddad who is interested in purchasing the property as a subject to but neither of us has done it before.

My question is the following:

The things has anyone here ever done it? I have been watching videos and reading about it but seems a little complicated.

Question #1 does the seller get this removed from his name? seems like NO, so if he wants to go and finance another property his credit will show he still has this mortgage correct? I saw something about DTI removal but very little information.

Question #2 - We need to find a mortgage servicer to service the loan? What is the reason for this?

Question #3 - We need to get a subject to insurance? is this possible?

Question #4- If the bank ever finds out about this and they want to do the "DUE ON SALE CLAUSE" then does that mean that the new buyer would have to refi, sale it or do another strategy to comply with this?

Any feedback would be appreciated
