Best tax advise for funding my realestate investing

Hello,

Im 60. I have 800k in my 401 retirement. 220 k is cash.

I have my primary residence vauled at 550k with 130k left on mortgage.

i have property I am ready to offer a deal on  asking 235 duplex  good area . 30% down. conventional  I have two properties lined up.

I have 8 k in roth from previous job

my question what is the best tax move? i barely made 50k this year with 2 jobs. 

Do i take out the net 200 for funding this realestate investment out of my retirement or my house?

I am not keen on my mortgage going up . 1900 now will be 3120 or so if I refinance . 

but the taxes.... what about the taxes   what is your advise ?
