Terms with my money investor on a multi-family property

Hey Guys,

I have found a fourplex investment for $275,000. I have an investor who is interested in purchasing the property with me as the money investor, and I would be responsible for all of the management.  I want an ownership stake in the property and have the money to pay closing costs and about 10% of the investors down payment.  What are fair terms for this sort of arrangement?  Does anyone have any experience in this kind of a deal?
