First meeting with portfolio lender...

So a mentor of mine is arranging a meeting with a portfolio lender (small local bank) reference a deal I have in the works.  This will be my first attempt at such financing.  Everything I have done to date has been conventional, lease optioned, or seller financed, so entering somewhat uncharted territory.

Mentor recommended having a Personal Financial Statement (PFS ), a couple of check stubs from the day job and last years tax returns.  I also have details on this specific deal including comps, scope, and exit strategy.  I'm putting all that together along with my resume and a list of all my past projects...I get the impression this is as much about networking/selling myself as it is about the numbers.

What can I expect them to look for and what answers should I have ready?
