Need help for creative financing for a 50 house package deal!

Hello All,

I am a new investor seeking create a financing miracle for a deal I just stumbled across.  I do not have credit or money or partners as of yet.  I know they say start small but I am ambitious and very teachable.  If anyone can give me advice, I would happily accept.  

* Selling 50 homes as a package

*All rented 

*Asking price 1.3 million CASH 

* NOI @$270,000
