Help finding a lender to refi more than 75% LTV

Hi all,

We are trying to do the BRRR method on our first investment property, but have run into a glitch. We found a property and used a loan to buy it that allowed us to do only 15% down. We rehabbed it (using our own funds). And now we want to refi within the next couple months. However, I'm finding only investment refi loans with a maximum of 75% LTV. Has anyone found someone that will do 80% or 85% LTV on investment properties? (BTW, I'm in Nashville.) I find it interesting that the company I used to purchase with 85% LTV won't refi at that ratio. Your help is appreciated!
