Down Payment on SFR Owner Financing

Hello,

I am working with the homeowner on owner financing. They asked how much down payment I can. What is a good amount/ percentage? They are asking $153000 for the house. I am looking to buy the house, rehab it, rent it and refinance it (brrr). 

Any help and ideas are appreciated.
