How should I approach this lease?

Hello all. Quick question. My wife and I will be moving into the top level of a duplex in MN here pretty soon. And I really like the location and everything about the place as far as an investment. How might we approach this to potentially purchase the property from the owner at the end of our lease. 
That is assuming the numbers make sense on the property. 

This is all hypothetical at this point, just want to see If we could make that work!
