Need advice structuring a Partnership

I am investing with a partner on a mixed use property.   I am putting up down which is only 5% - and money for improvements - approximately $50K.    We want to structure it where he pays me back 1/2 of all the money I put up.

Then we will be 50/50 partners.   I'm just wondering what the best way to get my money back?  Take the rental profit? 

Or.... do we structure it where I get more of a percentage of the entire deal?     Not sure how to proceed.   Any suggestions would be much appreciated.
