Seeking advice on finding Private Lenders/Gap Lenders

Hello BP,

  My partner and I are getting are working with a lot of great realtors in Chicago and the Chicagoland Suburbs and have a lot of great deals coming in, but are running out of capital to execute on all of them using 80% private/hard money loans. We are looking for advice on creative financing and advice on pitching to possibly interested private lenders! Anyone have any great quick tips on how to get possible lenders to make that final decision..yes? Or a some quick tips on where to find private lenders willing to gap fund or 100% loan a fix/flip project?

  We have set rates and returns already figured out, but at this point are willing to even split profits 50/50 or offer higher rates just to keep up with the deal flow. 

Any advice is appreciated!
