How to proceed - help required

Ok my goal is to purchase a Multi and live in but I have one simple hurdle. I don't have much to put down at this point. My credit is great and I know I can get financing FHA or conventional - so what strategy should move forward with? Any feedback and Ideas would be greatly appreciated.
