Refinance Trouble - BRRR

Hello Everyone.

Currently my team and I have a handful of properties in Memphis that we own free and clear, all cash. We have owned these properties since the beginning of the year. We bought them, rehabbed them, and then rented them out and now they are cash flowing.

We have tried to get a conventional mortgage for these properties but we had a lack of W2 income since we own our own business. We have tried to go to hard money lenders but these properties are worth $50-70k and the lenders have a property value minimum of $100k.

We're lost on what to do and where to go from here. If anyone has any lenders in mind that might be able to help us. That would be much appreciated!
