Financing needed- 3 units owned & rented, need the forth

I purchased and held a single family almost 10yrs ago and a multi family 3 years ago. Both are fully occupied. However, I took a break from investing and purchased my primary residence. Bitter / Sweet - because now that I have my maybe forever home, I want to get back into investing , but won’t be able to qualify for conventional mortgage like before.

I need help getting financing to pursue a 3rd buy & hold property in Connecticut (Hartford area).

Open to creative financing as well.
