Financing issue on second property

So I have a single home property for the last 10 years, I am only one on mortgage but I have family members on deed. My family have been paying everything for that time but I never set up as investment and make no income off it. My family we're supposed to buy from me years ago but they have there own financing issues. So I got this house when was young, trying to help my family, and didn't know better. This was before the housing crash so got a mortgage when I really couldn't afford it, they used all our income but just my credit. So now my DTI is pretty much maxed and i can't buy my first rental (looking for duplex 1-4 units) Any suggestions?

@Darvis Lee 12 month proof of payment history will help you lower your DTI. Most of the lenders do accept that proof.
