Tenant Trouble when selling

Our tenants’ lease is up at the end of August and we decided to sell rather than find a new tenant because the house has appreciated so much and we can take advantage of not paying capital gains since this was our primary residence within the last two years. The tenant agreed to showings, but is refusing to do an open house. The house is rented furnished and we offered them a monetary incentive to keep the place tidy and we also paid for a house keeper to come and clean. The tenant sent us a link to tenant rights and is trying to refuse our request at an open house on the weekend. However, the law seems vague and we only requested one 4 hour window on either Saturday or Sunday. Any suggestions or support would be greatly appreciated!!
