Looking for a BRRRR lender in NC

Hello I'm a first time BRRRR investor this would be my first investment. Looking for one not based on credit either. The home I want I would be all in for around 135-145k the house has an ARV of 205k+. The home is a 4/2 looking to turn it into 5/2.5 to secure ARV. Rents in the area for house of the size goes for 1400-1900 looking to refinance in under a year.

There are portfolio loans that are based on the cash flow of the property. Rates are going to higher for these types of loans compared to conventional financing.
