Hard money questions

I think I am at the point where I need to start using hard money. What should I, or what do I need to do first? Do I get some kind of preapproval? Do I find the property first? Do I make a offer contingent on financing and then apply for hard money?

I just need some direction!

Talk to the lender first. If you need some referrals I can give you some, but if it's your first time working with a hard money lender it's good to get an idea for what the look for in their clients and how much you'll likely need to put up towards a purchase. I've had a number of clients who were surprised when they found out that they can't get into a property without paying anything.
