LOC, what do y’all think?

So I'm wondering what you guys thoughts on LOC are. Basically they are a way make a cash purchase, finance the rehab, then after I could refinance and clear out the line of credit. Not as much dealing with lenders, cash but, faster close.

Any draw back I’m not seeing?
