Creative Financing for New Invetors

Hey BP! Ive been studying up on realestate investing and am currently looking at a property that will cash flow and is already currently rented out. My dilemma that I face is finding funding for a loan as I don't have the 20% (roughly $80K) needed for the down payment. Am I kind of dead in the water until I spend years of my life saving or is there a way to find funding or a creative financing strategy that will help me out?

Side note: The property is currently at full occupancy.
