@Bailey Hutchinson, you'd get the HELOC on your personal residence. It might take 3 months or longer in the current environment. And then you would look for your next property. So, it wouldn't be a HELOC on an investment property, which is slightly more difficult a nut to crack.

DO you still recommend PenFed for HELOC on property that you plan to use an investment? We are planning to rent out our current home but use HELOC on this home for down payment of new home. Is that possible?

@Joseph Firmin the only issue with PENFed is that max they will up to is 400K. Do you know any lender that will go up to 600K on a HELOC on an investment property?

You can get a HELOC on an investment property. LTV and requirements will vary by lender. The LTV requirements may have become more strict due to covid and all the forbearances. An investor I know used State Department Federal Credit Union for an HELOC
