Seller Financing w/ Older Owner

I have a lead for two properties and the owner wants to avoid paying taxes on them. He's not interested in seller financing or a 1031 exchange due to his old age, he doesn't want to deal with these things anymore. Are there any suggestions on how to get around this? I had an idea of having him put them in a trust, then i buy them from the trust. Any thoughts would be appreciated!
