401K as capital gain for opportunity zone

From my understanding, in order to take advantage of the opportunity zones you need three things. One is you need a capital gain to is you need to put that capital gain into an opportunity zone fund or some kind. And three, you need to invest that money from the capital gain into improvements.

My question is, can I use my money from my 401(k) as the capital gains for this kind of real estate investing?

I am very new to real estate investing, and just invested in bigger pockets this year as a pro I’m trying to get started. And I’m trying to understand how I can, and cannot use my 401(k) leverage. Any help is appreciated!
