What is allowed under De Minimis Safe Harbor

Would items that are typically depreciated over 27.5 years (ie furnace, flooring, water heater, doors, etc...) be allowed under this act if they are less than $2,500? Additionally, would appliances like a fridge be allowed?

Anything that needs to be capitalized and the Unit of the property is under 2500, you can expense. You need to do the same for your books, not just for tax. 

It might not be wise to expense under this if you have DTI issues. You can have the same tax benefit without expensing. Talk to your tax advisor about how that works.
