Opportunity Zone > 1031?

Has anyone out there invested in an Opportunity Zone Fund? We are about to buy a Building that just so happens to be in an opportunity Zone and meets all the requirements to be eligible for a fund. 

If you have, what was your experience? Was it overly complicated? Or has it performed as advertised?

I know the deferment period for capital gains is almost up, but what are the pros and Cons of an OZF vs a traditional 1031?

Im not a fan of these funds. I feel if you can do the 1031 you should lean towards that. If your going to do the fund be really certain that you trust the operator! TO many horror stories these days of funds blowing up.
