seller wont do deal unless

I have a seller telling me that he wont do the deal unless he gives a quit claim deed only. He said it was because he wanted to avoid capital gains tax. Is there a way to get around that with a general warranty deed if that is true.Honestly I think hes trying to hide something.

Capital gains tax has nothing to do with a quit claim deed.
