Deed recording question

Hello, everyone. As I mentioned in my introductory post, I had purchased
my first piece of RE last month, and have a special warranty deed recorded in my name, which was done by the seller and prepared by his attorney. The new deed was mailed to me directly from the County in
which it was recorded. I did not have to sign anything, get anything notarized, fax anything, nor did I have to travel anywhere.

My question is this: If I wanted to flip the property for a quick profit via a
venue like ebay, how would I go about having the deed recorded in the buyer`s name for him, without needing to travel(other than perhaps, to the local notary public and Post Office), since the property is nearly 600 miles away from where I live?

I`ve seen some ebay RE sellers who sell their properties by sending the winning bidder the deed with instructions for recording it, which, if
there is a way I could do this(instead of recording the deed for the buyer myself), would seem to me, to be the ideal way to do this.

Also, do I really need a lawyer to do the deed preparation, or are there
standard forms and instructions I could fill out myself and then send on to the buyer(or mail to the County Courthouse)?
