Neighbor builds well on property - Want to issue annual license agreement - Anyone have an example?

Greetings BP! I bought a cabin in April of this year that included 8 lots. The 8 lots I purchased are 12 - 19 on the following title inspection survey: http://1drv.ms/1MnMxcc - First American Title did this for me when I let them know that the old owner claims that the neighbors build, without her permission, a new pump house shed on her property around April of 2014. They did acknowledge to her they did it telling her "they intended to buy the lot from her anyhow". I am since purchased the property and figured the best course of action for me at this time is to put them on a free, annual, renewable, license agreement. In all honesty, their well does not bother me; however, someday, when I get a property I desire more, I intend to sell these lots on contracts and want the option to make sure this well doesn't become an issue.

Long story short: I am looking for an example of a simple license agreement I might implement with my new neighbors for them to keep their well on my property.
